Building Information Modelling (BIM)
BDS VirCon is a virtual construction company where BIM processes are a vital part of our construction projects. BIM is a virtual model of a structure which shows the phyisical characteristics of a building. BIM are designed by engineers, architects and surveyors before being handed over to the contractors. BDS VirCon are BIM experts, we invest in the latest technology to consistently be industry leaders in virtual construction.
Pre-Construction Modelling and Design Assist
Engineering and design firms have traditionally used 3-D analytical and modelling tools to design, from which they deliver 2-D engineering drawings to the fabricator, who then engages modellers and detailers to create the detailed model to LOD 400 specifications. This process frequently becomes convoluted when the engineering drawings are either incomplete or require revisions often leading to inefficiencies.
With the broader adoption of the Integrated Project Delivery model (“IPD”) there is a growing trend to engage modellers and detailers early to work collaboratively with the engineers. Through this revised workflow called Pre-Construction Modelling (also known as Pre Detailing), BDS VirCon imports either the analysis or engineering models digitally from the engineer and works collaboratively to resolve engineering/design issues to produce a model to LOD* 400 specifications. Often at this stage the model’s connection details may not be finalised, to enable fabricators to customise the connections for their workshops, in which case the model will only be developed to LOD 350.
We have used this workflow on numerous projects with prominent firms and refined the process to delivered superior outcomes by compressing schedule, reducing wastage and mitigating risk through:
- Early detection of design and engineering issues and minimising RFIs, holds and eliminate late design changes.
- Early finalisation and lockdown of the engineering which can compress the construction schedule.
- Reduced engineering documentation, eliminating re-entry and recreation of drawings; with engineering and fabrication drawings generated from the one model.
- Transparency and efficiency in procuring fabrication.
- Early creation of the detailed model facilitating its wider use for construction BIM and Virtual Construction.
